Property Manager

Immediate opening with a Regional Commercial Real Estate Firm for a professional with a minimum of five years property management experience in commercial, industrial, and retail management.
Candidates will be responsible for:
" Direct oversight of a mixed portfolio of management properties, including negotiating and contracting for all services as may be required.
" Oversight of all management accounting functions (including tenant billing, collections, budgets, common area maintenance reconciliation, and monthly reporting)
" Maintain good tenant, client, and contractor relations

Vice President, Facilities

Vice President, Facilities

The Federal Reserve Bank of Philadelphia, located at 6th & Arch Streets, has an immediate opening for vice president of Facilities Services.
The requirements listed below are representative of the knowledge, skill, and/or ability required.
§ Directs and manages the Bank's building facilities and associated construction and maintenance activities.
§ Works with Bank management, architects, engineers and construction managers to design, enhance and renovate Banks physical facilities.
§ Engages in long-term capital planning to include oversight of capital and expense budgeting.
§ Responsible for preparation, negotiation and administration of a wide variety of contracts.
§ Ensures compliance with state and federal regulatory agencies and organization safety standards.
§ Engineering Degree or equivalent experience. A minimum of five years of Building Management experience in a leadership role.
§ Experience in energy management, including planning and implementing energy efficiency initiatives.
§ Administrative and financial management experience and capabilities.
§ Expertise in Construction Project Management.
§ Experience with competitive procurement contracting practices for facilities design, construction and support services.
§ Working knowledge of standards and metrics from Building Owners and Managers Association (BOMA) and/or International Facilities management Association (IFMA).
§ Working knowledge of building mechanical and electrical systems including HVAC control systems, fire alarm systems, and building security systems.
§ Oversees leasing space to tenants.
§ Excellent analytical and writing skills for preparing proposals and management reports.
§ Good leadership skills for direction of trade/construction work force.

Asset Manager

Experienced, high-energy, hands-on individual sought to manage a mixed portfolio of retail, commercial and residential properties.
Responsibilities:
" Develop an overall strategic plan that contributes to the implementation of annual and long-range property budgets/business and operating plans, and tenant retention.
" Direct the development and implementation of overall marketing and leasing strategies, programs and activities.
" Analyze operations at each facility and respond and react to issues as needed, working in tandem with property management personnel to keep the entire portfolio operating at peak efficiency.
" Ensure that operations at all facilities are in compliance with all company policies, state and federal regulations, safety programs, leases, loan agreements, insurance policies, financial performance, and any other third-party contracts and obligations.
" Track and report on occupancy levels at each facility on a regular basis.
" Conduct periodic site inspections of the properties and meet with property management personnel on a regular basis.
" Coordinate outside resources (architects, consultants, engineers, and contractors).
" Coordinate in-house resources (legal, asset management, design, and leasing).
" Review and approve quarterly, semi-annual, and annual property budgets and pro-formas.
" Stay abreast of current marketplace and competition, and of economic, regulatory and political issues that may have a bearing on the properties.
" Prepare regular oral and written reports to owners regarding all of the above on a timely and accurate basis.
" Assist as needed in any other areas or functions relative to reporting, analysis, purchase, sale, financing, organization, or operation of the companys real estate portfolio.

Requirements:
" Bachelor's degree required. MBA is a plus.
" 10 years mixed-use real estate management in residential and retail properties
" Overall understanding of all areas of real estate development and operations
