BOMA Philly 2009 Building Tours Monday, June 29 AND Tuesday, June 30 - 2:30 pm to 5:00 pm
The four themed tours are as follows:
1. Center City Tour (capacity of 60 people per day)
- COMCAST Center – With 2008 occupancy, the newest landmark for Philadelphia rises to 975' and 57 stories. Amenities include 11' finished ceilings, multiple three-story stacked atria, 9'6" vertical glass, 120' Winter Garden entrance, sustainable building design with intent of achieving LEED certification, Georges Perrier Signature Restaurant, gourmet food hall at concourse level, 1/2 acre landscaped plaza, and direct connection to all public transportation lines via a new interior concourse. This building is registered with the U.S. Green Building Council and is seeking LEED certification.
- Two Liberty Place – Constructed in 1990 as a multi-tenant commercial office building, this 58 story high rise underwent a revamping in 2007 to include luxury condominiums on the top 20 floors. This mixed property use highlights the possibilities existing Class A facilities can bring to a community.
- Friends Center – Developed by the Quaker community, The Friends Center recently underwent renovations to serve as a Witness to the Environment. Renovations include seven standing column wells for geothermal heat exchange; a green roof and cistern system for rainwater management; and open office design to eliminate wasted space and enhance natural lighting, reducing the energy needed to illuminate the space.
2. Navy Yard (capacity of 50 people per day)
- One Crescent Drive – Built in 2005, One Crescent Drive is a four-story building at the Navy Yard Corporate Center. It is situated within a Keystone Opportunity Improvement Zone (KOIZ). The building's sustainable, green design provides an efficient and high quality workplace environment and has been certified as a LEED (Leadership in Energy and Environmental Design) Platinum Building by the U.S. Green Building Council. One Crescent Drive combines the best of suburban office parks with an undeniable urban atmosphere.
- Trolley tour of the Navy Yard – The first United States Navy Yard was established here in Philadelphia in 1801. Upon its closure as a Navy ship yard in 1996, the complex was turned over for redevelopment. The Navy Yard is a 1,200-acre development located along 7 miles of historic waterfront at the confluence of the Schuylkill and Delaware Rivers. The Navy Yard’s Master Plan offers a mix of uses, building upon the 5.5 million square feet of existing activity and the over 7,000 people already located on site. With up to 12 million square feet of capacity for historic renovations and build-to-suit opportunities for office, research and development, light and heavy industrial, distribution, marina and recreational uses, The Navy Yard is the Philadelphia region’s largest and most dynamic business location and development opportunity.
- Sports Complex - Driving tour of the new sports stadium complex which includes Citizen Bank Park (World Champion Phillies), Lincoln Financial Field (Eagles), and The Wachovia Center (Flyers & Sixers).
3. University City Area (capacity of 40 people per day)
- Cira Centre – The tallest building outside the central business district, the 28 story Cira Centre is the leader in expanding the City’s CBD into the University City area (home to Drexel University and the University of Pennsylvania), thus bridging the best of Philadelphia by linking education to research, business, and culture. Officially opening in 2005, its distinctive design and accent lighting enhances Philadelphia’s image as a forward-thinking city. As a transit-oriented development, Cira Centre offers its tenants direct access to Philadelphia’s 30th Street Station (AMTRAK, SEPTA Regional Rail, New Jersey Transit, and SEPTA subway and buses), as well as easy access to major roadways.
- Science Center – This highly unique high rise speculative research facility is situated in the heart of the university and health care community. The building is located in the first, and still one of the largest, urban research parks in the United States. It features ready-to-occupy research laboratories with office space and a green roof. Completed in 2008, the slab-to-slab heights of 14’ 8” and average floorplates of 35,000 RSF enhance the sustainable and energy efficient design incorporated in this facility.
4. Museum Area (capacity of 30 people per day)
- Philadelphia Museum of Art – The city's premier cultural attraction is one of the country's leading museums. One of the greatest treasures of the museum is the building itself. Constructed in 1928 of Minnesota dolomite, it's modeled after ancient Greek temples but on a grander scale. This “back of house” tour provides a fantastic insight to the operations of a museum.
- Fairmount Water Works – The first municipal waterworks in the United States opened in 1822 and was in operation until 1909. It was placed on the National Register of Historic Places in 1976 and now operates as an Interpretive Center. This tour traces the development of a major city’s infrastructure development.
