KPG is actively involved in the acquisition and development of commercial office properties, facilities management, and fund management. These opportunities are pursued by each KPG regional team with the cooperation and support of other dedicated groups operating within the firm. 

Job Summary

This newly created role will work directly with Regional Director to manage and maximize the value of a portfolio of Class A office buildings throughout the Philadelphia suburbs.

Essential Functions and Responsibilities

Work hand in hand with Regional Director to implement and execute on business plans for portfolio of office buildings

Gather market knowledge through research, site visits and networking

Manage and mentor team of Property Management, Leasing, Accounting and Construction personnel

Help prepare annual budgets for each property, including providing input on leasing assumptions, operating expenses and capital needs

Work closely with team to continuously develop strategic ways to increase economic performance of each individual asset

Work with Accounting department to ensure that rents and other charges are being collected in a timely manner

Interface with various equity partners and investors to provide updates on assets and make strategic business decisions when necessary

Analyze leasing transactions and making recommendations to the Regional Director on deal terms

Establish good working relationships with tenants and handle issues as efficiently and promptly as possible

Provide strategic advice and guidance on development opportunities within the portfolio

Conduct property tours to ensure that buildings are being maintained with the highest quality standards

Develop relationship with lender contacts and assist with issues when needed

Assume and perform other duties and responsibilities as assigned.

Requirements

Minimum of 5 years of experience in commercial real estate.

4-year collage graduate preferred.

Ability to work with third party service providers, management, leasing, contractors and vendors.

Understanding of real estate investment and strategies.

Entrepreneurial, self-starter, ability to multitask.

Strong analytical and interpersonal skills.

Strong Excel modeling skills.

Local travel required.

Valid state driver’s license required.

Ability to see potential in the redevelopment of under performing assets beneficial.

Capable of assisting in conceptual budgeting; pre-acquisition, value engineering, creating a conceptual budget and delivering based on unit pricing, history and market information is a plus.

Ability to work with architectural/ design firms to achieve vision and budget preferred.

Understanding of Argus.

Passing a drug screen and background check.
