Property/Facility Manager-Corporate Headquarters

The Property/Facility Manager is responsible for all aspects of building operations at the Camden, NJ Corporate Headquarters. This position is responsible for ensuring overall management of the facility’s hospitality operations to include oversight of: corporate dining, cleaning, security, building operations, fitness center, landscaping, and concierge services. Responsible for facilities management to include: interior facilities such as furniture, flooring, relocation of work areas, lighting, security administration, safety, HVAC, and building services. Accountable for management of assigned staff to ensure occupant and owner satisfaction. 

Responsibilities

• Provides leadership to all departments under his/her authority in support of service culture, maximized operations and occupant satisfaction. Works very closely with owners and other stake holders.
• Manages a staff of up to 30 employees/managers and selected specialty contractors operating a 19-story building with 7 elevators.
• Holds regular briefings and meetings with staff, department heads.
• Ensures full compliance to operating controls, SOP’s, policies, procedures and service standards.
• Leads all key property issues including capital projects, customer service and refurbishment.
• Responsible for the preparation, presentation and subsequent achievement of the annual Operating Budget and Capital Budget. Balances between efficiency and satisfaction measures.
• A strong understanding of P&L statements and the ability to react with impactful strategies
• Oversees the procurement of operating supplies and equipment and contracting with third-party vendors for essential equipment and services.
• Ensures the safety of the building from fire, flood and other hazards and makes sure that all the equipment and other facilities are working properly.
• Assesses current conditions of electrical, plumbing, air conditioning, and other essential utilities and equipment.

• Initiates an active campaign on the safety of the building and creates a schedule of regular evaluations of the facility.
• Coordinates with subordinate managers for the execution of all activities and functions.
• Accountable for occupant satisfaction by ensuring service standards are met and needs are responded to in a timely manner.
• Resolves occupant complaints in courteous and friendly manner.
• Interviews, hires and develops team members.
• Evaluates staff performance and coaches to ensure standards are met.
• Motivates team by setting goals, providing ongoing feedback, and rewarding/recognizing team members.
• Trains all associates, ensuring training records are maintained.
• Analyzes quality issues, identifies training needs, and ensures implementation to improve results.
• Uses expertise to develop and implement changes to hospitality operations based on feedback.
• Ensures effective labor management through proper scheduling, monitoring, and adjusting based on business needs and the departmental budget.
• Conducts routine inspections of dining, building operations and implement corrective actions as needed.
• Ensures a clean and safe work environment.
• Demonstrates clear written and verbal communication skills.
• Attends all daily, weekly and/or monthly meetings to ensure proper communication/planning occurs.
• Performs other duties as required.

Requirements

EDUCATION and/or EXPERIENCE:

5 years experience in property/facility management or in a similar position. Four-year business, hospitality or liberal arts degree preferred. A Certified Hospitality Administrator or Certified Property Manager designation is preferred.

 

TEAM/COMMUNICATIONS SKILLS:

Ability to establish and maintain effective working relationships with people with varying skills, competencies and levels. Detail oriented, analytical decision-maker, and also have good communication skills. Must be versatile and with ability to multi-task to be able to do several tasks at the same time, quickly analyze and resolve specific problems, and cope with deadlines.

 

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is regularly required to stand; walk; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear. The employee must regularly lift and/or move up to 25 pounds. The employee must be able to see differences in widths and lengths of lines such as those on graphs.

• Must be able to change activity frequently and cope with interruptions
• Must be able to work hours outside the normal work schedule, including before and after regular hours and during weekends.
