General Manager - Waterfront Square Condominium
GH Property Management, LLC is looking for an exceptional individual to lead a marquis condominium community of 484 units in Philadelphia. The ideal General Manager will be well versed in all areas of property management, have excellent leadership qualities, and a customer-centric approach. The right candidate will be a creative thinker and present new ideas to the HOA to enhance the community. The general manager will build an exceptional service team and keep personnel motivated to provide the highest level of service.
  • Implement and monitor programs to maintain the grounds, buildings, and recreational facilities of a large complex
  • Inspect the facilities routinely to pro-actively identify concerns
  • Create, manage, mentor, and oversee a team of employees that includes the maintenance, security, concierge, administrative, janitorial, and valet staff of a large property
  • Ensure that all fire and life safety systems are inspected in accordance with local ordinances and repaired as needed
  • On-call for emergencies 24/7
  • Provide residents with timely responses to all service requests and actively communicate regarding results and any delays
  • Effectively communicate with executive board leadership to provide regular updates on projects and on-site occurrences/emergencies
  • Analyze expense trends and vendor agreements to accurately prepare the annual budget
  • Monitor expenses and provide full explanation of monthly variances to executive boards
  • Monitor the association’s receivables and address delinquencies
  • Maintain service agreements with third-party contractors and ensure that vendors are meeting contract specifications
  • Routinely bid service agreements and prepare organized RFP’s so that all bids follow the same specifications
  • Assist with unit resales by ensuring  the association provides all required documentation within the required timeframe under the condominium act
  • Organize and attend resident events, executive board and association owner meetings, typically 2-4 evenings per month
  • Strictly enforce all building and property rules in accordance with the policies in the HOA’s governing documents and as updated by executive board vote(s)
  • Comply with auditor’s data requirements and recommended audit procedures
  • Streamline and automate administrative tasks, as well as implement audit procedures
  • Review, manage, and enhance physical security plan on a regular basis

Requirements Experience and Knowledge Requirements:
  • Candidates have graduated with a degree from at least a  4-year program
  • 5+ years of experience as a general manager; HOA experience required; commercial management background is a plus
  • Pursuit of additional education and certification through BOMA or CAI a plus
  • Knowledge of building systems (HVAC, plumbing, electrical, and structural), sufficient to diagnose and repair complex issues with professional support
  • Excellent technical skills with proficiency in Excel/Access/Word beyond data entry, including familiarity with formulaic commands and developing detailed analyses
  • Accounting Experience - managing accounts payable/receivable, understanding of monthly financial statements, ability to present financials to HOA/board, and developing annual budgets
  • Knowledge of Fair Housing regulations and other laws governing real estate ownership
  • Experience leading a large staff of property personnel
