The Assistant Property Manager is responsible for assisting the Property Manager in the management, maintenance and operations of properties.
Essential Functions and Responsibilities
Assists under the direction of the property manager with operations, maintenance, administration, and improvement of properties.
Establishes good working relationships with tenants by understanding unique needs of tenants and handling issues quickly and efficiently as possible. Documents all necessary dealings with tenants.
Investigates complaints, disturbances and violations and resolve problems promptly and appropriately.
Strive to achieve highest possible standards of building maintenance, cleanliness, and building operations.
Assists with space showings and inquiries from prospective tenants for information on the property.
Aids with maintenance engineers and personnel, which includes developing good relationships and understanding their limits of performance in handling issues.
Visits properties and inspects grounds and buildings to determine necessity of repairs and maintenance. Plans, schedules, and coordinates general maintenance, major repairs, and renovation projects for properties along with developing good relationships with various contractors.
Facilitates contract management and ensure all contract terms are met.
Supports property manager with collections of monthly assessments, rental fees, security deposits and delinquent rent balances.
Obtains proper letters of credit, insures all tenant charges are accurate; acquires current Certificates of Insurance from vendors and all necessary licenses as stated in lease.
Oversees tenant move-in/move-outs accordingly.
Helps management prepare and monitor budgets for buildings accordingly and reviews monthly financial statements.
Develop and coordinate Tenant Appreciation events and amenity services to encourage high quality Tenant relations at properties.
Assumes other duties and special projects as assigned by management.
