TOBY Awards Program
WHAT IS A TOBY?
The Outstanding Building of the Year (TOBY) awards are the most prestigious and comprehensive program of their kind in the commercial real estate industry. These annual awards recognize exceptional tenant services, and reward excellence in building management and operations. Buildings are entered into one of fourteen available categories and all facets of a Building’s operations are thoroughly evaluated by a team of judges representing Owners, Property Managers, Engineering, and Service Providers. Buildings are judged on everything from community involvement and site management to environmental and sustainable policies.

LEVELS OF COMPETITION
The competition consists of three levels, beginning at the BOMA local association level. Winning entries at the local level advance to the regional level and, ultimately regional winners advance to the international level.
Each year, BOMA Philadelphia begins accepting entries in April, with entry remaining open until portfolio deadlines in June. The judging process includes review of all entries, including building tours, and occurs through July and August. The entries scoring highest in each category are recognized at the TOBY Awards Ceremony held in September.

TESTIMONIALS"Brandywine Realty Trust was honored to earn TOBYs in the Historic Category for Cira Square in both 2018 and 2019. We enjoyed working closely together to highlight the property, and share what makes it special to our team and our tenants. When we prepared for our TOBY tours, we were reminded that Cira Square is a true representation of everyone involved in it every day—from our Property team, to our vendors, tenants and beyond. We are proud to deliver an excellent experience defined by service, convenience, and quality."

We are honored to receive the BOMA for Best Renovated Building. The renovation of 5 Sentry focused on converting a building with limited common area into a collaborative, amenity-rich environment to enhance the tenant experience. We increased the square footage from 91,600 square feet to 98,666 square feet, creating a new, 2-story lobby, high-end grab-n-go market, expansive tenant lounge, high-tech conference and training rooms, and a state-of-the art gym with locker rooms.

“I strongly encourage anyone that has an opportunity to enter your building in the TOBYs to do so. The entire process was a valuable learning experience for all participants and even further improved best practices that were already in place. All building personnel came together as a team, and you could sense the pride and accomplishment they all felt. It was an exceptional honor to win the award, but an even better honor knowing that this great team developed over the process, and I couldn’t be happier to work with them every day.”

We are pleased to announce that there will be a 2020 TOBY Awards Program.
THE OUTSTANDING BUILDING OF THE YEAR (TOBY) AWARD is the most prestigious and comprehensive program of its kind in the CRE Industry. Traditionally, the local BOMA Philadelphia TOBY event is held every September, and over the years, this special gathering has grown into a festive and elegant post-summer celebration, attended by nearly 500 of our amazing members!Unfortunately, a TOBY event of that magnitude will not be possible this year. In fact, in light of the COVID-19 and out of respect for our members’ valuable time and priorities, we believed that a TOBY program would not be possible at all for BOMA Philadelphia this year. However, after we received several inquiries from members interested in TOBY entry, and with the brainstorming and support of the TOBY Committee and BOMA Board of Directors, we are committed to seeing this Program through.
Please reach out to the BOMA Office to learn more about the program or to get started today.
BEST OF THE BEST AWARDS COMPETITION
Your building has the opportunity to enter to compete in TWELVE diverse categories, such as Green Practices, Curb Appeal (City and Suburban!), Community Impact and more. Please see the attached Best of the Best document for more information on each category.
